Our clients dream was to raise up the window height so she could install a window seat on the inside and enjoy reading books with her young kids in the evening while looking out the window. However, she struggled for months to find a contractor to carry out this work.
BWPI working together with @phwindows
We removed the existing window and window cill. We then built the cavity wall up 300mm with new insulation and installed a new precast cill.
@phwindows then installed the new window and we slabbed and plastered back the walls inside and outside with sand and cement render to make it good again.
It is now ready for our client to install her window seat and enjoy the new space with her kids. ☀️

Existing flat roof that had become a storage yard for AC units and other debris which was rotten through out and had multiple leaks. Not good!
This was a challenging task as the roof was enclosed on 4 sides and had services penetrating the roof in multiple locations.
We cleared off and stripped the existing roof, and removed all timbers. We then eliminated as many of the service penetrations as possible and built a new warm roof with a Fiberglass finish.
Roof make up consists of:
- 7x2 joists
- 18mm osb
- 100mm rigid insulation
- Vapour barrier
- 18mm osb
- Fiberglass finish
The client now has a new roof with a 30 year leak free guarantee. 💪🏻

This week, when installing a new window in an old building in Cork City, we discovered the existing concrete lintel was structurally unsound, remediation works were required asap.
What we did:
- We discovered the problem
- We assessed the situation and identified the solution to the problem
- We submitted a quote for the extra works to the client
- We then carried out the works in a safe and secure manner all within 48 hrs so no large delays to the project schedule accrued
As a result, the new window is now installed and has a much larger & stronger concrete lintel over head making sure it is structural safe.

We excavated the existing floor and installed a charcoal insulation and a lime based concrete to let the rising damp escape instead of trapping it in the floor. It was then finished off with a stunning limestone paving slab. All supplied by @roundtower_lime
The stone work around the stove was also salvaged from the build. This stone was originally the gable end wall of the farmhouse.

Beyond repair?
Not for us! With dedication and precision we reconstructed this 1798 farmhouse and gave it back its former glory (with modern elements).
Houses, old stone walls and floors like these need the right ventilation, lime rendering to let the walls breathe instead of trapping moisture, especially in this climate.
We tried to recycle and up cycle as much as possible.
A lady crashed into the wall at 11pm at night. We got the call the next morning, dropped everything to go to the job as it was a hazard to the public and risk to the home owners. What we did when we got there:
- We assessed the damaged wall by removing loose blocks
- Loaded it into the skip and cleaned up the area
It is now ready for engineers inspection and we are awaiting re-design from the engineers.

We cut out and removed the rotten sections, replaced them with natural oak, treated the existing staircase, sanded it down and varnished it to bring it back to its original glory. ✨
