The clients approached us with a vacant property that they wanted to renovate and put on the rental market. They had no plan, design, idea of costs or contacts in the construction industry. Blackwater took over, carried out our market research and produced a plan to renovate the property and maximize returns for the client all while eliminating any stress and minimizing risk for the client.

Phase 1

  • Carried out market research and identified how to maximize the space to give the best financial returns.
  • We designed and planned out the project and submitted quotation for the work to the client.
  • The plan was to convert a 3 bed semi detached house into a 5 double bedroom all ensuite, house with a extension.
  • The design was based on providing modern, bright, brand new energy efficient living accommodation.
  • Once approved we planned and started the construction stage.

 

Phase 2

  • We started by clearing the back of the site and gutting the house completely back to the 4 walls & roof.
  • Marked out the extension, cleared the site and poured a raft foundation for the new extension
  • Brought the deadwork up to floor level and filled it with aggregate, insulation, plastic, radon barrier and a concrete floor.
  • We broke out the existing floors in the main house and installed new insulation, plastic, radon and poured back a new concrete floor.
  • Constructed a timber frame extension with a pitched roof.
  • Installed stud work for the internal walls in the main house.

 

Phase 3

  • Installed first fix wiring, carpentry, electrics & ventilation through out the house
  • Removed existing & installed new triple glazed windows & doors throughout the house
  • Installed adequate insulation in the walls & ceilings throughout
  • Plasterboard slabbed all the walls and ceilings in the house
  • Skim coat plastered all the walls and ceilings in the house
  • Installed sewer & drainage pipes out side & tied into mains sewer, water & gas.
  • Plastered external walls of extension
  • Installed new concrete footpaths & driveway around the house
  • Complete grading of the garden area at the back & patio install.

 

Phase 4

  • Install 2nd fix wiring, carpentry plumbing & ventilation throughout the house
  • Install 5 x bathrooms
  • Install new kitchen
  • Install new flooring & carpet through out the house
  • Painted the inside walls & all joinery also
  • Fully furnish each bedroom with new bed, mattress, wardrobe & desk
  • Fully furnish sitting room with a new couch, dining table & flat screen TV.
  • Tidied up and cleaned up and left house turnkey ready for tenants to move in.

 

Conclusion
The clients were blown away by our one stop service & the how little stress and head ache they had with the project. The property was handed back to them turnkey ready for tenants move in & they are now grossing returns of over 10%
